I can't find any reference in the manual about the scout area option. I know that Scout units can reveal inf. two hexes away, but when choosing Scout Area they see far away?, and other inf. units when they Scout area what is the effect?.
What exactly do the scout area option?

Scout area was a new order added with 1.5.4. The manual is not updated.
When you bring up the infantry orders buttons, if you see an eye icon, the unit has scout area available as an order. The positive of this is the ability to see 10 squares away, the negative is that it uses all the AP for that turn.

The SCOUT AREA will increase both visibility ranges ...
Normal LOS range +2
Cover LOS +1
Normal visibilty for Infantry is 6 and 1 ... So it will boost it to 8 and 2.
Normal Scout unit visibility is 6 and 2 ... So it will boost it to 8 and 3.
You can see how a scout unit is much more valuable in revealing the enemy in covered terrain (forest, building, etc).

In the meantime(if you want) in the Battle Folder, open the Scout.BSF and read the the body of the first function.
You should see the values set for LOS and CoverLOS, as 20 and 10 (2 tiles/1 tile), this is the temp increase to the units values.
Now, regarding the total range ... As you know it, depends on the units original sight values (squad defs).

Most units max range (LOS) is around 6, some less.
However ... you are correct about the Scout Unit ;
